The 14th century home has magnificent proportions and a rich history, and is being brought to the market for the first time in many generations. 

This is the third home in Palma that owner/developers Sheela and Ivan Levy of CocoSage Properties have transformed. They consulted historical detail (hiring someone to research the various owners over the years) as well as Feng Shui principles of energy flow, to present a home with unique character, atmosphere and integrity. "By placing the main door of the house inside the beautiful courtyard, we enhanced the ming tang, the area where the energy gathers before entering the house," Ms. Levy said.

One of the most outstanding architectural elements of the property are the alfarjes or painted wooden ceilings, which date back to the early 1300s. The developers employed a team of six people to painstakingly restore a 35-square-meter ceiling in the kitchen.

According to the home’s agent, Rafael Calparsoro, the house "has retained the centuries-old spirit in its volume and features, whilst providing the most advanced technology and comfort elements of a high-standard 21st century."

According to Mr. Levy, "we have ensured there is perfect Wi-Fi throughout the whole building, with no dead areas. In a building with thick walls, this can be quite difficult."

There are many characterful and atmospheric lounging areas, including two beautiful outdoor courtyards, a central indoor balcony and a rooftop terrace with spectacular views over the old city, the cathedral and the sea. The house also includes accommodation for a live-in housekeeper/nanny.

The home will be sold unfurnished, and a separate budget has been allocated to allow the buyer to choose their own kitchen. In Mr. Levy’s words, "everybody has their own taste, so we’ve left aside a generous budget for the buyer to direct us as to what kitchen they want to put in."
